# Contacts

MAIA's contacts enrichment resolves the entity behind a parcel, a building, or a business, then finds the persona you asked for inside it: the owner behind an LLC, or a specific role at the business. Each contact comes with contact details and the evidence for the match.

## What it answers

A parcel is not a person. The record names an LLC, a trust, or a company, and you need someone who can say yes. Contacts is the tool for that step. On every row it does two things in order.

A persona is any target person. The owner behind an LLC is one. So is a specific role at a business, or a specific role within the LLC. You choose the persona; the row supplies the entity.

### The owner behind the entity

When you name no role, this is the persona MAIA looks for: the person who controls the owner of record.

> **You ask:** Find every 2 to 50 unit multifamily building in these San Gabriel Valley cities, and for each owner give me the person behind the LLC and contact information for each of them.

### A role at a business

On a business row, the entity is the business at the site, not the landlord who owns the parcel under it. Name the role you want there.

> **You ask:** For each distribution center on this list, find the head of facilities or operations, with a work email and a phone number.

### A role within the owner

Name a role inside the owning entity, and MAIA looks for that person rather than the owner in general.

> **You ask:** For each building, find the facilities director or the managing member, with a phone number and an email.

MAIA aims for one primary contact per row, and for two or three people when the owner is an entity and you asked for no one in particular.

## What you get

A list of contacts per row. Each contact can carry these fields.

| Reach | Work email, personal email, phone, and mobile phone |
| Profiles | LinkedIn and other public profiles |
| Evidence | Identity status, the basis for it, and the sources |

## Identity evidence

Every contact states how well its identity is supported. Treat every contact as a lead to verify.

| --- | --- |
| Corroborated identity | Two or more independent sources agree |
| Single-source identity | One source, with nothing else to confirm it |
| Identity conflict | The name disagrees with the owner on record, or with the person you asked for |

Each contact also records where its phone and email came from: property records, published sources, or both.

## What MAIA drops

MAIA removes values that look like contact details and are not.

- Catch-all addresses, such as `info@`, `sales@`, and `noreply@`
- Masked or placeholder emails and phone numbers
- Any contact with no person's name

## Working the list

1. Open a contact in its cell and choose **Save to contacts**.
2. Open the project's **Contacts** page. Every saved contact is there, with the parcels it is linked to.
3. Mark each one **Not contacted**, **Contacted**, or **Contact failed**, and add notes as you go.
4. Download the list as CSV when you need it in another tool. Downloads are turned on per workspace.

> **Note:** The rules on calls, texts, and email that apply to you still apply. MAIA finds the person. Reaching them is your call.

## Limits

- **The research is bounded, and no source resolves every owner.** Each row gets a fixed amount of research, and a row with no contact found reads **Unavailable**. To try them again, choose **Re-run unavailable rows** in the column's **Enrich** menu.
- **Contacts never leave through a shared link.** Contact columns are excluded from every link. See [Sharing and publishing](https://maia-analytics.com/docs/capabilities/sharing-and-publishing).
- **Restricted uses apply.** Finding an owner to call about a property is fine. MAIA declines any request to use contact data for a decision about a person's credit, insurance, employment, tenant screening, or housing eligibility.
