# Property details

MAIA's property details take a parcel, a building, or a place and return who uses it. They answer two questions for every row, whether the owner occupies the property and who the tenants are, each with its reasoning and sources.

## What it answers

Ownership records name who owns a building. They do not say who is inside it. That changes who you call and what you offer them.

Use property details when you dispatch a run, to add a column that answers one of two questions.

## Owner occupancy

A property is owner-occupied when its owner is one of the users of the building.

| Property | Owner-occupied when |
| --- | --- |
| Residential | The owner lives there as a primary residence |
| Commercial or industrial | The owner, or a company under the same control, runs its own business there |
| Mixed use | The owner uses part of the building and leases the rest |

The cell reads yes, no, or **Unavailable**. Unavailable is not a no. It means MAIA could not support either answer.

MAIA researches each row in three steps.

1. It gathers the parcel, building, and place records for the row's location.
2. It compares the owner with the occupant: the mailing address against the property address, the names, and the type of entity.
3. If the records do not show whether owner and occupant are the same, it searches the web.

The reasoning names the evidence, such as a matching company name and the absence of leasing language.

> **Note:** Owner occupancy runs on layers built from MAIA's core parcel, building, or place data. It does not run on a layer you uploaded.

## Tenant info

MAIA researches the public web for the current occupants and returns every tenant it finds, one entry each.

| Field | What it holds |
| --- | --- |
| Tenant | The legal name or the primary occupant |
| Lease dates | Start and end of the current term |
| Lease length | Worked out from the lease dates |
| Months remaining | Worked out from the lease dates |
| In-place rent | Base rent per square foot, per year |
| Expense structure | Triple net, modified gross, full service gross, industrial gross, or other |
| Escalation | Fixed percent, CPI, hybrid, or none |
| Occupancy status | Leased, vacant, owner-occupied, partially leased, or unknown |
| Tenant count | How many tenants share the building |

Three things to know before you rely on a tenant entry:

- **Expect gaps in lease terms.** A private lease leaves little trace. Many rows return a tenant name and no rent. MAIA reads company filings, listing materials, press releases, and planning records, and it returns what those state.
- **Sources age.** A listing or a press release describes one date. Check the date on the source before you act.
- **Some uses are declined.** MAIA declines any request to use it for a decision about a person's credit, insurance, employment, tenant screening, or housing eligibility. See [Restricted uses](https://maia-analytics.com/docs/reference/restricted-uses).

## Limits

- **Owner occupancy and tenant info are research, so either can be wrong.** Open the cell and read the reasoning before you act on it.
- **Unavailable rows are not run again for you.** Use **Re-run unavailable rows** in the column's **Enrich** menu.
