MAIA is for geospatial research. MAIA declines any request to use it for a decision about a person's credit, insurance, employment, tenant screening, or housing eligibility.

## What MAIA declines

MAIA declines any request, however it is worded, to use MAIA, its data, or its capabilities for a decision about a person in any of these areas:

- Credit
- Insurance
- Employment
- Tenant screening
- Housing eligibility

MAIA declines before it runs any tool, and it offers no workaround. The rule holds in chat, inside a [saved skill](https://maia-analytics.com/docs/capabilities/skills), and over MCP, and it applies to anything you export from MAIA.

## What MAIA is for

MAIA is for research on property, markets, and the organizations that own them. For example:

| Property | Which parcels are zoned for the use and sized for the deal |
| Market | Where demand is growing and supply is thin |
| Mortgage | Which owners have a loan that comes due soon |
| Occupancy | Who occupies a building |
| Contact | Who owns a property, and how to reach them about it |

You are responsible for how you reach the people MAIA finds, including the rules on calls, texts, and email that apply to you. Contact and mailing-address columns never leave through a shared link.
