85 Potential Gym Expansion Sites Identified Around Phoenix
Commercial real estate development manager, Las Vegas-based real estate private equity and development firm · Phoenix, Las Vegas, and Reno · August 10, 2026
What they knew
A Las Vegas real estate private equity firm with more than a billion dollars under management builds ground-up retail through a three-person development team that prefers to buy land directly from owners. A big-box gym operator planning dozens of Mountain West locations needed sites of about ten acres, four for the gym and the rest for retail, outside a ten-mile radius of its existing stores. Finding an owner meant the LLC, the Secretary of State, a website, then a paid lookup or a guessed email. Ten minutes per owner, longer with a trust.
What they asked
Map every existing location for this gym brand in the Phoenix area, then find vacant parcels over 10 acres outside a 10-mile radius of them where a commercial gym is permitted by right.
What MAIA did
Mapped the tenant's footprint
Business records placed every existing location for the brand on the map, and a ten-mile radius around each one defined where the next site could not be.
Found the by-right land
MAIA researched the county's zoning districts for where a commercial gym is permitted by right, pulled the parcels over ten acres in those districts, and kept the ones with little built on them.
Reached the owner
Three enrichments on each parcel returned the owner's contact, whether the owner occupies the land, and a mailing address, with the reasoning attached, replacing the lookup and the guessed email.
What came back
- 28 existing locations mapped from business records in the first minute, with a ten-mile radius drawn around each
- 85 parcels over 10 acres in the zoning districts where a commercial gym is permitted by right, outside every radius, with building footprints keeping the ones with little built on them
- Ten minutes per owner to a click: owner contact, owner-occupied status, and mailing address as three enrichments on every parcel
What they did next
Sites go to the tenant for a yes or a no, owner contact attached, rather than the team waiting to be handed a corner. When the tenant's plan moves north, the saved search reruns in Las Vegas and Reno, and the summer intern runs the void report on every developed store from an uploaded list. The housing going up around the new chip fab north of Phoenix is the next thing the team wants mapped.
Ten minutes per owner became a click. Twenty-eight locations on the map, then eighty-five by-right parcels over ten acres, in one sitting.
