How to find hard corner retail sites

· 4 min read

To find hard corner retail sites, identify the intersections of your target roads, find parcels with frontage on both roads, and screen them for acreage, zoning, traffic, and access. A nearby parcel is a candidate, not a confirmed corner. Verify its boundaries, visibility, driveway options, and usable land before putting it on an acquisition list.

What counts as a hard corner?

For this search, a hard corner is a parcel at the meeting of two roads with frontage on both. For a shopping-center strategy, you might require two arterials; a smaller retail format may accept an arterial and a collector. Define that rule before searching so the result matches your tenant and project size.

Being on a corner does not establish full access. A median, turn restriction, frontage road, intervening parcel, or access-control strip can make a visually promising site unsuitable.

How to search a county for hard corners

  1. Write the buy box. Specify acreage, target road classes, minimum frontage, zoning, and trade-area requirements. A 12-to-35-acre center search needs different land from a small restaurant pad.
  2. Map the intersections. Use the road network to locate candidate junctions. Separate existing roads from planned roads, and distinguish at-grade intersections from overpasses.
  3. Match parcels to the corner. Inspect parcel geometry for frontage on both roads. A distance buffer produces a review set; it also catches nearby lots with no direct frontage. Check whether an assemblage is required.
  4. Attach traffic evidence. Record the count for each road, count location, and observation year. Keep measured counts distinct from estimates and do not add two road counts together as unique customers.
  5. Screen zoning and usable acreage. Review the jurisdiction's retail use permissions, setbacks, drainage, flood exposure, easements, and neighboring uses. Check the space left for buildings, parking, circulation, and stormwater.
  6. Review access and ownership. Check aerials and public access records, then confirm feasible driveways with the road authority. Resolve the owner, recent transfers, and any evidence the site is already controlled by a developer.

For Arizona searches, ADOT's traffic monitoring page links to public traffic resources and explains average annual daily traffic. Match a count's road segment and year to the site; verify local-road counts with the responsible agency.

The checks a map pin cannot answer

  • Frontage: does the parcel actually touch both roads, or is another tract in between?
  • Access: can customers enter and leave in the directions the tenant needs?
  • Visibility: do topography, signs, buildings, or future road work block the site?
  • Demand: are nearby homes and jobs sufficient, and how does competing retail serve them?
  • Control: is the land listed, off-market, under contract, or already assembled? Public ownership records alone cannot answer every control question.

Keep each check as a separate field with a source and an unresolved status. A high traffic count should not hide an unverified driveway.

A hard-corner search in MAIA

Try: Find vacant parcels of 12 to 35 acres at arterial intersections in Maricopa County. Show which candidates have frontage on both roads, commercial zoning, dated traffic counts, nearby residential growth, and the owner of record. Flag access questions and missing data.

The Maricopa County example reports a screen from 383 candidates to 79 true arterial corners, 55 prime corners, and 27 commercially zoned sites. These are screening stages, not 27 approved development projects. The retail solution connects this parcel work to trade-area research and owner outreach.

Questions about hard corner site selection

Can I find hard corners by searching commercial listings?

Listings can identify available sites, but they do not give you the full parcel universe. Search parcel and road geometry first, then research availability for the sites that fit.

Is every signalized intersection a good retail corner?

No. Signals do not establish suitable frontage, access rights, tenant demand, zoning, or development capacity. Review each separately.

Can the search include planned intersections?

Yes, as a separate research group. Retain the road project's source, status, and expected timing. Do not rank an unbuilt intersection as though its roads and traffic already exist.

Find the retail corners that fit your criteria.
