Regrid alternative for development site selection: MAIA

· 4 min read

MAIA is a Regrid alternative to evaluate when your goal is a researched shortlist of development sites: parcels meeting your criteria, supporting evidence, and owner research in one workflow. Regrid is worth evaluating when you need parcel data in a map, API, or data pipeline. There is overlap; compare both on the same real search rather than treating either description as a coverage guarantee.

What Regrid already does

Regrid's Parcel API provides standardized parcel records, including boundaries and ownership, with additional datasets such as zoning and building footprints. Its owner search documentation describes finding parcels by owner name. Its MCP server connects compatible AI assistants to its API with an authorized account.

Regrid supports more than address lookup. An honest comparison needs to include its search tools, optional datasets, and AI connection alongside its parcel data products. Check the product and plan you would actually use.

This is a buying checklist, not a feature score. Capabilities, coverage, and access depend on the product, geography, and account. Regrid's linked documentation was checked November 6, 2026; confirm current terms before deciding.

When MAIA is worth testing

Start with a question your acquisitions team already needs answered: Find industrial parcels with substantial open yard near highway interchanges in these counties. Show zoning evidence, constraints, the recorded owner, and a sourced contact where available.

The work to compare is the complete path from criteria to a shortlist someone can inspect and act on. MAIA brings parcel screening, spatial analysis, and owner research together. The industrial screening guide shows the checks involved; the property-owner guide explains why the recorded LLC and a verified decision maker are separate outputs.

Run the same evaluation in both tools

  • Use the same geography and criteria. Choose a market you know and include both easy and difficult parcels.
  • Check qualifying and rejected sites. Inspect the source behind acreage, zoning, and exclusions. Missing data should remain visible.
  • Test owner research separately. Compare owner-of-record accuracy, entity matching, contact evidence, and unresolved cases.
  • Measure the whole job. Include manual research, GIS work, exports, integrations, and the time needed to validate the list.
  • Compare current commercial terms. Check coverage, update cadence, usage limits, licensing, and the cost of the workflow you tested.

Is MAIA a replacement for a parcel-data API?

Evaluate that separately. A development team selecting sites and an engineering team embedding parcel data have different requirements. Review MAIA's product, data documentation, and MCP documentation against your actual integration needs. This comparison does not claim API parity or that either service resolves every owner.
