How Genesis Finds the Best Industrial Outdoor Storage Sites with MAIA

August 12, 2026

Genesis and MAIA

“Genesis is a New York real estate credit and investment firm that lends on and acquires commercial real estate. On the acquisitions side, we are highly targeted in our approach to industrial outdoor storage. MAIA helps us identify every yard in a county that's zoned by right for IOS, research the LLC behind each one, and find the right contact for outreach. It allows me to build IOS targets that no one else has in every county.”

What they knew

Genesis is a New York real estate credit and investment firm on Fifth Avenue with two arms: Genesis Credit, which writes first-lien loans of $10 million to $100 million across the country's top 25 markets, and Genesis Acquisitions, which owns and develops industrial, logistics, and outdoor storage sites directly. Alex Pryor, its VP of Acquisitions, buys industrial outdoor storage yards, starting in New Jersey and moving into the Carolinas, Georgia, and Florida. Alex leads a team going direct to owner, which previously meant a Google Maps search, a Reonomy scrape, public-record reconciliation, and overseas researchers tracing each LLC back to a person. Alex needed a way to identify IOS sites nationwide that would save him time and resources.

What they asked

Find every industrial-only parcel in this county where industrial outdoor storage is allowed as a primary or accessory use, with at least two usable acres and building coverage under 30 percent. Skip the institutional owners, and give me the person behind each LLC.

What MAIA did

01Read the zoning for outdoor storage. Where a county's records carried only use codes, MAIA read each municipality's ordinance to decide whether outdoor storage or parking was a primary or accessory use, and explained why a neighboring parcel was in or out.

02Cut to usable acres and modest coverage. Parcel size and building footprints set the two-acre floor and the 30 percent coverage ceiling, institutional owners dropped out, and airport, port, and intermodal proximity ranked what remained.

03Resolved the owner and exported the campaign. Corporate filings pierced each LLC past the registered agent to the operating or family owner into an exportable format for contact information.

What came back

  • About 1,100 IOS parcels in a single New Jersey county from one prompt, each checked against the municipal zoning for outdoor storage, with usable acres and building coverage on every row
  • A text campaign run straight off MAIA's owner list: 3,000+ texts across New Jersey with 90%+ delivered, and 20+ interested owners
  • More than 3,000 IOS owners contacted across ten counties by rerunning the same prompt county by county, where each new county used to mean another scrape, another round of overseas research, and another call center batch

What they did next

Genesis is expanding beyond New Jersey county by county, and is now using MAIA to search for IOS sites nationally. The same buy box runs in every county the team opens, so each new market starts with the yards that fit and the owners behind them.

“I've never seen a tool built for IOS like this. Every yard in the county that's zoned by right, with the person behind the LLC, in one search. This used to take me hours to do.”
